In NYC, the
apartments under rent stabilization law are those apartments in buildings
that are:

Of six and
more units
·
Built between February 1st, 1947 & January 1st, 1947
·
Built before February 1st, 1947, who
moved in after June 30th 1971
Tenants
who live in a rent stabilized apartments have a right to a lease. A lease is a
written contract between Landlord and Tenant. The lease must have a lease rider attached and an option
of 1 or 2 year lease term.
When
person rents a rent stabilized apartment for the first time then they will
be signing a Vacancy Lease.
